Property Inspection Program

The collection and maintenance of current and accurate property inventory data is a critical element in the development of uniform, fair market values. Accordingly, the Bureau of Local Assessment (BLA) requires that assessors in every community re-inspect all town property, including tax-exempt parcels, at least once every ten years.

A cyclical re-inspection program involves completing an interior and exterior inspection of all property over this multi-year period.

A program of regular inspections enables a community to maintain the most current property database and helps ensure that all taxpayers are assessed equitably, and only pay their fair share of the property tax burden.

Representatives of the Towns' Revaluation Firm in co-operation with  the Mashpee Assessors Office are conducting ongoing field inspections of every home and business including open permits, to ensure the accuracy of our records.

Important Dates for Property Owners

January 1

“Assessment Date” for the following fiscal year. The ownership, use and physical characteristics of all property are frozen as of this date for determining assessments for the following fiscal year.

February 1

The 3rd quarter actual tax bill is normally due on this date.

March 1

Due date 3ABC filing for exempt entities, and Personal Property Form of List.

May 1

The 4th quarter actual tax bill is due.

July 1

Beginning of the fiscal year.

August 1

The 1st quarter estimated tax bill is due.

October 1

Land use exemption (“Chapter Land”) applications are due (i.e. Chapter 61-A, Agricultural; and Chapter 61-B, Recreational).

November 1

The 2nd quarter estimated tax bill is due.

Late December

Mailing of the 3rd quarter actual tax bill. This is the bill that must show the new assessment and the new tax rate.
